Do you think the housing market will continue to grown with increases of ~10% or do you think it's heading for a big downshift?

I believe the market will definitely slow and possibly pull back a bit for the next 18 months or so. But medium term, by 2010 maybe 2011 expect another major upsurge as the population takes off again. Watch out for world events driving significant immigration. Also, sustained primary exports drving a growing economy.
